Why is it worth investing in Dubai?

Dubai levies no income tax and no capital gains tax, and rental income is entirely exempt locally. The only transaction charge is a one-off 4% to the Dubai Land Department. Foreign nationals hold full freehold ownership in designated zones, and rental yields reach 6–9% in the strongest districts, against a 5.22% median across 36 districts (Source: Dubai Land Department records via the dxbpropy.ai database.), a year against the 3–4% typical of the Polish market.

What is the Golden Visa?

The Golden Visa
— a long-term right of residence in Dubai and across the United Arab Emirates. It gives investors and their families 10 years of residency without needing a sponsor, such as an employer.

Since 2022, anyone investing in the Dubai property market can apply for a Golden Visa. The minimum property value is AED 2 million. That can be one property or several with a combined value above AED 2 million, and it applies to both the primary market (from a developer) and the secondary market (completed property).
