Off-plan property in Dubai — what does it mean?
Off-plan means property bought during construction or before it begins — with no finished unit to view. The investor buys an apartment or villa based on plans, renderings and a contract with the developer. All developer apartments in Dubai are handed over fully finished.

Key features of off-plan property in Dubai
Off-plan property is usually cheaper than completed stock because you buy "on paper". Prices typically rise as construction progresses, so investors can profit before handover.
Dubai developers offer flexible schedules such as 60/40, 70/30 or paying part of the price after handover (PHPP), so you do not tie up all your capital at once.
Cash, Visa and Mastercard, bank transfer or cryptocurrency. Escrow accounts cover all payment methods.
Dubai apartments are always handed over fully finished, and buildings include amenities: pool, sauna, gym, tennis or padel courts.
On completion, market value usually exceeds the off-plan purchase price. In fast-developing districts the difference can reach tens of percent.
Buying off-plan gives you access to the best units in a project — sea views, higher floors — before they are taken.
Many investors sell during construction, capturing the increase in value without waiting for completion.
The main risk is construction delay. In Dubai every investor payment goes into a project escrow account at the Dubai Land Department, and the developer can only draw funds in proportion to construction progress.

Book a callThe secondary real estate market in Dubai
The secondary (or ready) market covers property that is already completed and ready to live in or let. It suits investors with full capital who want to earn straight away, without waiting for construction to finish.
Why is it worth it?
Buying a completed apartment lets you put it on the short- or long-term rental market straight away. Dubai offers some of the highest rental yields in the world, so capital starts working immediately.
The secondary market is where you find distress deals — sales below market value, for example when an owner needs cash quickly.
Unlike off-plan, you choose from existing apartments and villas in Dubai’s most popular districts, and can view the property in person.
You buy a finished product — you see the actual finish, view, surroundings and real building standard. There is no risk of construction delay.
Secondary-market property works well both as a rental investment and as a second home or luxury residence.
Bulk deals — wholesale real estate for institutions
We have been present in Dubai for decades, which opens the door to the most exclusive investment opportunities — ones that never reach the open market. We work directly with private investors and funds, enabling the purchase of entire residential buildings or large apartment packages straight from developers.
Key parameters of wholesale investments
From AED 10 million upwards. This is a prerequisite for participating in wholesale transactions.
We achieve the best unit prices, often 50% below standard developer pricing, thanks to transaction scale and direct access to source.
Access to the wholesale property market reserved for large institutional and private investors. Options that are never publicly listed.
For serious institutional and private investors targeting the highest possible returns on capital.
Bulk deals are where the best margins are. You skip standard market mark-ups and buy at developer pricing normally reserved for the largest funds.
Flips — fast investments in luxury villas
Dubai is not only growing vertically. Enormous, unsatisfied market potential sits in villas and houses in prestigious districts, which are in short supply. We work with the city’s leading flippers, who specialise in identifying and refurbishing properties with the highest growth potential.
Benefits and rules of the flip strategy
From AED 20 million upwards, covering purchase and comprehensive refurbishment.
Fast execution: the full investment cycle from purchase to sale takes just 12–15 months, minimising how long capital is tied up.
We focus exclusively on the most desirable villa communities where high demand meets limited supply — such as Emirates Hills and Palm Jumeirah.
All transactions run through an escrow account in line with RERA and Dubai Land Department regulations.
Purchase at AED 15M, refurbishment AED 5M, sale at AED 26M — a gross profit of AED 6M.
Dubai’s rapid growth and the sheer demand for luxury villas make flips the fastest and most effective route to a high short-term return.
